Architecture International was responsible for providing master planning and conceptual design for Parcels 2, 6B, 8B, 9/10, 11 and 12 as part of Federal Realty Investment Trust’s overall expansion plans for Santana Row. Santana Row features a combination of unique boutiques, national and regional stores, and wonderful local restaurants.

Santana Row Parcel 6B is designed as two 4-story buildings of Type 5 wood construction over one-story Type 1 concrete construction. The first building consists of ten 4-story townhouse units and the second building consists of 97 flats for a total of 107 rental units. Gross square footage of the basement parking garage is 55,186 s.f. and the residential portion is 141,499 s.f. for a total of 196,685 s.f. The amenities of the building include a Fitness Room, Lounge, Meeting Room and Business Center. There is a fully landscaped courtyard at the Podium level that will provide picnic seating and BBQ cooking areas.

Architecture International also developed the conceptual design for the Parcel 8B Residential development for Federal Realty Investment Trust to blend in with Santana Row, a San Jose urban neighborhood that provides a vibrant and diverse mix of shopping, dining, entertainment, and living designed to enhance the individual experience.

The 238-unit proposed development features 20 townhouse units wrapping the retail parking garage to activate the street and to provide a pedestrian friendly façade. Additionally, 5 levels of 1 Bedroom and 2 Bedroom standard and penthouse units are located above the 3-level parking structure, framing a landscaped podium deck and creating an active community space for the residents.
